So in terms of the new property being purchased - how does the deposit transaction work?
So if we say that Property B (£460K) is acquired at 90% LTV and a £46K deposit is therefore required, do I actually need to find those funds in advance of exchange/completion? Or does a share of the £110K equity that will be realised when completing the sale of Property A instead act as a deposit in effect?

ELI5 - I'm otherwise fairly financially literate but seem to have a massive blank spot when it comes to the understanding the basic moving parts of this (hypothetical) scenario.
I purchased my current home for £320,000 (£20K deposit, £300K mortgage) - remaining mortgage balance is about £250K
I sell this home for £360K and simultaneously buy a new home for £460K
Ignoring Stamp Duty, solicitors etc. what's the amount of hard cash I should reasonably expect to have to hand over to facilitate my move up the property chain?

Approaching the end of a vehicle lease and have a scuffed alloy wheel which will (quite rightly) be chargeable.
Based on size/finish looks like £80-100 for a mobile repair but am keen to avoid the faff of booking, trying to hold a parking space for their vehicle close enough to my house for their electric/power etc.
Anybody sent back a lease/PCP vehicle with wheel damage? Any recollection of your £££ penalty if so?

Plumbing! Putting a Belfast sink into a bathroom (aesthetic reasons). Belfast sink wastes all (seemingly) have a 40mm thread, all bathroom chrome/steel bottle traps have a 32mm thread.
Plastic adaptors seem to exist but given the hardware here is all going to be exposed it really needs to be something in metal but this doesn't really seem to exist.
I feel like I'm missing the obvious solution (which is entirely possible as I'm clueless about plumbing....). Any pointers?

Claud Butler Tourer Frame, probably late 90's. Reynolds Cro-Mo Tubing (lots of eyelets). New bottom bracket (<20 miles) and Genesis cranks with 42T chainring included. Headset also included which feels fine but I don't really have any detail on provenance or age!
Decals have been replaced pretty crudely as there's still a reasonable amount of residue from the previous CB decals. Paintwork itself is in really good nick.

You should be absolutely fine for <£1000 all in. Not really my remit but we've secured some of our property at work using grilles/gates and the costs always seem pretty reasonable, I'd assume domestic costs might be even lower given you're likely to be talking about standard sizes. A quick look reveals you can buy the standard gates on ebay for <£200, a decent handyman should be able to take care of the installation.
It's reasonably invasive though, biggest difficulty might be getting the landlady to agree to installation rather than agreeing to meet the costs. I had exactly the same feeling myself after getting broken into in a rented place, desperately wanted to increase the security but ultimately it was all out of my hands. Very frustrating. Good luck!
