Just curious as to your intent @fizzy.bleach as that's a serious bit of welding kit if your playing around making bike frames and tings. i could melt holes in 10mm plate all long with that :)
My welding is limited to lincoln Migs in shop and when out on site doing girder work and balconys and fencing and handrails boss used a small inverter tig. Only doing short passes for short periods of time. They are a bit delicate for field work (don't like being dropped) and don't like getting wet but could run off mains electric 3 pin plug or just plug into a small portable generator. Then there the was oxy/acetleyne...... much more chance of an exciting firey death.

At the budget end of market and flat will be aimed at first timers and those who want to make it there own.
Could drop 5k and totally transform the place but then the newbies might undo all that anyway so leaving as is, just cleaned and painted..... in the words of the Agent, requires some modernisation but liveable and lots of potential for newbies/buy to let.Expecting an "F" grade, but that's common for age of build and plenty of 500k + propertys round here (not in london) are "F"

Bit late to the EPC party.
Just starting the process of selling. An Energy Perfomance Certificate is now a legal requirement and should be valid for 10 years or as others have had loads of work done since the last one then get a new one as the rating might be better which looks good when your selling.
Renting was a possible outcome for me but the EPC has a cut off with somewhere in "E" getting a rating in "F" and "G" means the property can not leagally be rented out without doing work to get the performance rating back down to a A,B,C,D or a low end E.Something as simple as swapping out all light bulbs to new low energy ones will impact on the score..... new bulbs incoming... they score the light bulbs !
I have a woodburner, it's ace, it's been in 10 years. It has no certification. This needs to be re-fitted and certified to current specs.
Or i am whipping it out, blocking the fireplace and have sold the burner as the cost of getting it leagl to sell won't effect the value of the property.Trying to make the sell as easy and stress free as possible, not sure if that's doable these days :)

Looks like Josh Bender hucked it to flat and splayed the head tube out :)
We have gone from head angles that look like the bike has had a heavy frontal with a skip or wall or back of white van to this style of setting the frame by chucking it out of C130 without the parachute, and then some fucker will try and use an angle set headset on it for a bit extra slack angling action.++++++++++++++++++++++++++++++++++++++++++++++++++++++++++++++++++++++++++++++++++++++++++++++++++++++++++++++++++++++++++++++++++++

Rather than clutter the TT thread I shall stay here.
Did find 2x 10 mile circuits north of Telford, haven't gone for a deep look online to see how active they are yet.
While unpacking and finding things I should have binned.... got 2 saddles, that's a weight weenie trick for the short TT's and hillclimbers to pull the saddle apart.
Going in the bin anyway, slightly bent rails from Tree. Do have the weight written down somewhere. Saddles going on a diet for science. -

His selection is all modern 1 1/8" headtube and standard threaded BB so cheap parts and upgrades.
Is it a hack bike, a commuter or something you want mudguards and maybe a rack on, or just a fastish commuter. Of the selection above they are mostly excellent allrounders with extra fittings, the Capo is more Track/fast and the Langster is a fast road/Track.

Escaped another route that took me through a farm.
Met some large tractors with massive trailers of hay/straw, found tarmac again and fields of Sheeps.The Black sheep, another odd one out :)
Gentle ride, maxed at 26mph, did 9.3 miles and had food.
Might adjust bar angle. Saddle fine/comfy, gear ratio ok. Tarmac quite smooth too in the lanes.
