Yep, sorry forgot to account for mortgage valuation. But there seems to be (or used to be before recent hikes) some wiggle room even within mortgage valuations. It would be good to know what their criteria are… in my limited experience structural surveys that include valuation are pretty similar to zoopla estimates and yet the house I mentioned above went for £35k extra in not particularly nice area and there is no potential for adding extra value or size as it has been extended to the max. with good quality materials and has a tiny garden (cat litter size). So again whatever floats people’s boats 🤯

At risk of sounding obvious, I guess it depends on the quality of the works, as you mentioned, and crucially demand in the area. Property prices seem to be ruled for what people are willing to pay for. We recently refused to pay over 750k for a similar house after a survey showed some potentially serious humidity problems only to see it sold for o£800 6 months later… 🤔 knowing how stubborn sellers were, I bet the problems were still there 🤗

Any experience with Cazoo? Growing family means we need a bigger car and my wife is quite tempted by the simplicity of the collection and delivery system… I would also prefer to avoid a ‘complicated’ sale but quite crossed with the fact that they listed the car we want as having alloy wheels 🛞 when it clearly just have bog standard ones. Shall we pull the trigger and ask for a discount once received? The web chat personnel seem to have a clear no discount policy but come’ on the alloys are at least £1000 (Apologies for the subpar post 😅)

About to change this ‘lovely’ lamp which requires a couple plasterboard fixings for a wider base. Ideally I would like to avoid hitting an electric cable do I need an stud finder (probably won’t use it again for years) or would a stud finder phone app or a powerful magnet do the trick? Could someone that knows about electrical installation tell me the most probable routing of these lights? The switch is down the wall that will come from the top left of the image, almost centred between the top right and top middle lights

The problem is all the gubbins that I would only use once, quite a sunk cost (edit: these are actually included in the kit so might be worth a try thanks @kboy) plus if I screw something up there is no guarantees 😂 I did replace the hard drive and ram of my previous mbp and to be honest it was never as stable (I might have overdone it with excess ram)

Sorry, looks like a stressful situation to be in. Not an expert, but could you get your house insurance to talk to them or their insurance? Might do the trick
