I had Terra Fi Tevas as my only shoe
Iv'e had a couple of pairs of these over the last five years, and use them most of the time. I did a ten day hike in Norway a few years back, mostly just wearing them as well - the sole is pretty nice / supportive.
That said, I now want some of those clogs as well.. will keep an eye out for a sale somewhere

I like the strip around the outside. I'll be doing the floors soon, so questions.
Do you use that strip to 'square up' the area inside if the room isn't square. This would mean that the stip could be different thicknesses around the room, which might not look right
Do you lay the strip down at a constant thickness around the room, meaning that the herringbones might meet it at different points from one end of the room to the other?

The guy who is buyingthe Hounslow house has been informed that 'indemnities aren't worth the paper they're printed on'. I'm not sure whether that's true, but there's likely little scope to change his mind on it.
I actually don't know what the contents of a building control search is - are they likely to be any significant in the worse case?

Really long shot - has anyone managed to sell a house in Hounslow recently?!

We are currently unable to provide searches for dates after 3 May 2024 due to an issue with our system.
Someone in our chain can't get searches on a Hounlow propery because they're not able to provide the - it's stalled the exchange for months, without an end date available. I'm the link in the chain where I'd have to ditch my (Hounslow) buyer to remove the issue, but I have no idea if there will be resolution in a week or another three months so can't make an informed decision as to whether to do so.
I can't believe it's not been possible to sell a house in a London borough since May, there must be a way through it.

I thought EICR was only necessary if you wanted to rent the place out.
I'm not sure, but my solicitor asked for one and was given the failling one. I'm happy enough that the works been done, but prior to this work it was 'unsatisfactory' and 'tripping out'.
I think that getting a passing EICR is a reasonable request given the one I was provided with was failing. I'm just not sure if the Installation certificate I've got will have included / surpassed the the tests that would have been done on the EICR (which is what's being claimed), so the EICR is unneccesary.

Anyone got any knowledge of electical certification?!
A house I'm buying had an EICR result of 'unsatisfactory'. The seller has kindly addressed the failing issues on the EICR and provided an NICEIC installation certificate. My understanding is that that certificate means the electrical work was done in a compliant way (which is great).
However, I had still wanted to see a passing EICR test, which there appears to be some push back against.
Does anyone know if this (EICR) is needed, or if the NICEIC certificate would supercede that test.edit: possibly important, the failing EICR test that was provided was originally done c. ten years ago.

How many more bedrooms are there in the house that you're sharing the main bathroom with?
With that layout I'm not convinced I'd value using that little bathroom compared to the bigger one next door - I think I'd value a wardrobe more too.
I don't know about the attraction to buyers of en suites. I've recently been looking at houses, and didn't add much value to small ensuites or downstairs bathrooms have been stuffed into little spaces for the sake of it.

re-shaping the old one
Quite a bit of work I imagine, as you'd have to get the old finish off the entire neck then refinish it. No harm in trying of course but, but a new neck definitely makes sense to me.
I always have a fear of shaping / sanding through the back of the neck to the truss rod channel whenever I make one (I've seen someone else do it and it's irrecoverable).
I think the fear of doing it would be irrationally higher reshaping a neck where I didn't know know exactly how deep the channel was. -

Seems to be a common response by flippers, at least the ones that I looked at recently whilst house searching. They tended to be initially listed at a higher premium than they deserve then dropped their price over time.
The best one I saw that had been 'improved' was what would have been a nicely spaced 4 bed, converted into a six bed (plus another studio at the bottom of the garden), all en-suite. I think there were nine bathrooms in the house all together. Guess they wanted to airbnb it first but tried to sell it for the price of a six bedroom West London house instead.

I vaguely recall watching a film on the way to America, with it beaming through the smoke - it can't have been that bad can it?! I can't remember.
I do remember that there was no choice of film, so you'd run the risk of them showing something wildly age inapproriate - kids at school used to boast of having seen Predator or The Running Man or something on the way to Disneyworld.

Can you amazon prime an obdb reader to yourself? They're dead easy to use and till let you know if you can just delete it.
For example, I had a catalytic converter efficiently warning that was scheduled to come up every three months but which lit the CEL when it arrived - it was fine to delete it until you wanted to fix it.

I have a great solicitor I'd recommend that I've been using if you're interested. She's nowhere near me, so I don't think that's important.
I spoke to her this morning, I'm pretty sure that she's one of the only source of value for money out of the various people I've hired through the process...
