Our 2 year fix ends on the 1st august. Have to stick with current lender because reasons. Talk of things going from 5.2 something down to 4-/+ from the 1st. How to navigate?
Presuming if we suck up a variable rate for one month we can immediately switch to a fixed as soon as rates go down?
Wise? We can prob take the hit for a month assuming clients continue to pay on time.

Seeing the above reminds me of trying to log into Virgin.
Been a couple of weeks so I'll just sing the praises of Zen and their fritz!box stuff. All working flawlessly. Has been connected non stop since the 15th, no drops, no slowdowns - typically getting max speeds (1gb down, 120mb up) etc. And logging into the fritz control app is amazing - immediate visual clues on what's connected, over what, at what speed with the ability to stop it or steer it elsewhere. Just amazing in comparison. And for 50% less than virgin who offered inconsistent connections, price increases every quarter, and speeds a quarter of what I'm getting now at best - all locked in price for the duration of contract (I'd renew immediately for 10 years if I could but they seemingly only do 24 months at a time).
Might get a zen tattoo on my face tbh.

Possibly shorting but think most likely it's related to the foam pad in that video. You'll note that around 2:26 he's struggling to connect the new part (you need to pre-bend that bit of flexi board so it sits neatly which it doesn't show him doing) and then the video actually just cuts 'some time later' and it's already fitted.
I might give it another go though. It's a faff uninstalling everything to make space.

Tried to replace micro sd reader a few months ago and fairly straightforward until it came to putting it back together. I wanted to test it worked before screwing it together so tried with the back of the case off - worked fine, back case on, nope. Hmm. Case off, fine, case back on again, nope. Tried a few more times. Got bored. Gave up. Will prob just wait it out for next year.

It's likely some damage above and to the outside. The steps you see in that pic are into a sort of mini extension added in the 50s. Above it is decking on both sides (neighbours and mine). They did some work a few years before we moved in and previous owner said wall issues started around then. Suspect it's minor but previous owner was adamant he wasn't going to do anything as 'just the nature of old buildings'.
Then he died and it's been in limbo (inquest etc). Apparently it's now for sale so hoping new owner will give more of a shit, but if it's another BTL schmuck, like the guy who's just bought the house on the other side and immediately let it out to someone who screams 20 hours a day, I won't be holding my breath.

I worried that (that it would be 'best'). Just don't know how to approach with a neighbour who isn't sorting out the source of the damp. We've had our walls stripped back to stone and covered with waterproof boards, then plastered over, but we're still getting a tiny patch (5-10cm) in a corner so I'd hate to have it peel up.

Thanks - how flat/perfect was your substrate?
Ours is far from perfect which is probably what's put me off in the past.
We've also got a leak we can't get access coming from next door who are unwilling to do anything about it. It's very small (a damp patch in a corner that projects about 5cm from the wall - never spreads further) but I imagine it'd wreck the adhesive in that corner and would be upsetting for everyone involved.

Thanks - is Marmoleum 'the one'? We were/are looking at corka from the colour flooring company but can't really remember why now and are having a scout around to make sure we're not missing something obvious. Would likely get it installed rather than DIY floating. Currently a latex screed over ply over boards.
Haven't used the charter interest free thing yet. Though I remember you mentioning it now. Not sure current provider will offer a one year only deal. Might investigate but conscious of being quite tied to current provider and not wishing to upset apple cart too much to reveal minimal incomes.
We're prob not in a position to overpay a meaningful amount. Got a good chunk at the moment so could do SVR for a month but trying to do some improvement stuff with the bulk of it.
Might not be the most efficient use of the money but if we're going to be living here for at least 5 more years we'll want to enjoy it as best we can.
