Spoke to insurance broker who gave details of the insurance claim handler because the insurance underwriters don’t mention it in their policy. Easy to get lost in this corporate
jungle of unaccountability. Still unsure if to make a claim.
More helpfully spoke to Citizens Advice bureau who explained there’s 2 options: take it up with the contractor under the consumer rights act (I ordered a waterproof house) or take it up with the roofer under common law as a breach of contract (not acting on his guarantee). Either of these could go to small claims. I sent the roofer a letter from a template Citizens Advice gave me.Anyone know good roofers who do flat GRP roofs in London?

My new roof is leaking and despite a 25y guarantee, the roofer isn't responding. This seems legally enforceable but how would I do this? Or do I phone my insurance?
There's 3 small GRP flat roofs on different levels on our new house. At least 2 of them have been leaking, it seems for a while. I've patched some small holes temporarily but water is still coming inside. I'm not an expert but the roofs probably need an extra coat of GRP.
It was the contractor who appointed the roofer but the guarantee is on my address so he's putting it on me to get the roofer to come back. In the end it's likely the contractor's responsibility (I paid him for a waterproof house) but I like him / he's very helpful / I need other things from him so I'm ok with chasing up this roofer, for now.
After many calls / emails / messages, the roofer did respond to a whatsapp message when I mentioned 'legal action' but has since gone silent again. The longer this waits, the more damage it does. How do I get him to come and do this properly? Or do I get another roofer and if so where do I get the money from: insurance, small claims against the roofer? Or do I just put it on my contractor?

Schedule of works (many many page line by line list of all the work items, the more detailed the better)
@Sparky this. The schedule of works (plans translated into a big spreadsheet of work items and parts) is what the contractor quotes against, and what is referenced in your contract with them. Any item the architect forgets will occur extra costs. You shouldn’t have to self-assemble the quote from emails and material lists.
This also makes quoting a big job, and risky in times of rapidly changing prices. Many good contractors don’t need to / want to quote anymore. Others add big margins to cover the risk, and their time quoting.
One way forward could be to find a contractor you can trust and have a good conversation with them based on a detailed schedule of works. Rather than them guaranteeing a price and breaking it down to every item, you could allocate your budget to parts of the schedule, address the biggest expenses, have enough contingency (20%) and closely monitor/anticipate as you go along. It can be hard to predict knock on effects of time (money) spent waiting for some material to arrive or trade to finish their part before another thing can happen.

I was probably being a bit too cautious about Shadwell basin, I haven't been in a while but was my favourite London swimming spot, it's edited on the map.
The comparison with the mixed pond is interesting and, probably relevant to Greenland Dock as well, where swimming is allowed under some circumstances (there have been swim events and there's a water sports centre.)

Thnx for this tip! Found bed bugs in my daughter’s room last week and was a bit annoyed. Immediately steamed her bed with a handheld steamer and put diatomaceous earth everywhere which killed a few but also contacted Bed Bug Ladies. They were very nice to deal with and came around today for the first time. They use micro-encapsulated pesticides that take a few weeks to work. Return visits are included in the price, fingers crossed it’s not necessary.

Which running shoes are best for me? I run about 3/weeks, mostly on paved surface, up to 20k. I finished some kiprun light shoes I was happy with but the exact model doesn’t exist anymore and I might want some more cushioning. Went into decathlon today (I live close by) but advice wasn’t v convincing and they didn’t have my size in stock. How does one find the right shoes?

seat advice needed:
For longer rides my 6y old daughter is still on the bobike mini front seat, testing the 15kg weight limit. It’s amazing to have her in front coz we can talk. It’s also nice the seat removes completely bar a small bracket so I can have my bike back when she’s not on it.
What are seat options for +6y? Ideally in front and easily removable or minimal when not in use.
The oxford top tube seat doesn’t fit as the connecting bit to the footrests is too short. I was also looking at Urban Iki Junior seat which folds down but that’s in the back and I’d have to fit a rear rack for it.
Anything obvious I’m missing?
