Great idea. Stainless would be good. Presumably you could change the size of the cut out if needed. What size is it now? Do you have spare tiles?

Kris at KP Glazing can do that. He did one for me and it is fantastic. I specified for example low iron 10mm thick glass, in a custom size so it is floor to ceiling. It was not a small amount of money but he was much cheaper than anyone else I found. This was 2020 though and their website has gone upmarket since.

I don’t think valuing it really is that easy - isn’t this a large part of what the case against him is? There is a tax valuation of it that is “low” at $18m and some estate agent said in court it was worth $1bn. I would expect it is much nearer the tax valuation than the estate agent valuation, but both of those types of valuations are for specific, different purposes.
I am sure he has lied and inflated it, massively, but I was surprised it was “only” worth $18m.

You may well be right that jungle / desert boots aren’t the best for wet dog walks, on reflection.
I have altbergs, and after seeing the price/quality my nephew and brother also do too now.
I think for dog walking + occasional proper hikes, some form of army surplus is the way to go - lots of choice and sizes and much more boot for your buck.
Mine are goretex (cambrelle? Something or other equivalent) and the only pair of boots I’ve ever had with a big enough toe box that after two or three hours my feet are toasty but not sweaty/crushed and they actually get feel comfortable.

My tandem [from on here] came with British cycling stickers I nearly removed. Most of them say “#weridetogether” but I kept them because one says “#weirdtogether”

Looks fantastic. You posted about the quickest / best way into London on a tandem but I couldn’t reply to it. You might be able to come through Windsor and then Richmond, with the last bit along the river path into Richmond, then through the park and onwards into town. I’ve done Richmond > Esher as a nice afternoon tandem pedal once

I think / hope it will get better in time. All the little fixes and improvements, and you’ll end up happier with it.
I think there are two good routes for that niche - but in the first place do just re silicone it as a fast and good fix
