We are using this on a job I am on now. You give them the coverage you need and use all the paint in even coats( a white base coat ) then go over the top with a RAL coloured top coat.

As mentioned in that link it is hard to get a good finish without spraying, but from our samples the architect chose the foam roller sample as this was the smoothest finish without spraying -

Don’t know if I’m missing something but a flush cut blade is what you want.
Cut under the mortar bed then just tap to crack and remove. -
