Wanted: OT - Warehouse, live/work space to rent

Apologies for being none bike related but I thought LFGSS may be able to offer some wisdom.

I'm looking for a live/work warehouse space with the following spec:
£2400pcm/£600pw max
1000-2000 sq ft
Preferably North East but assuming it's not super far south anything will be considered.
Move in date: Mid-Late August.

I'm checking SpacedUp, London Warehouses and Gumtree daily but if you know of anywhere that fits the bill or have any tips on other places to look please post here or PM me.
