Ed, where are you?
Try The Law Society website. They have a "find a solicitor" bit which will show the names a firms locally. Check through their websites. Call and ask for quotes. Conveyancing is fairly commoditised these days.

i'll dig my file out for ya Ed. Their location is unimportant IMO. Prob best to use cheaper lawyers outside London.

what ved said.
I used gisby harrison, based in herts I think? never had to meet them, very quick and super cheap.
they came recommended by a mate and i've recommended many times again.
martin browne is the guy u want.

BRM is a surveyor or something involving hard hats and milky tea from shitty cups. tap him up

As a surveyor, though not the kind you need, i would say that it is more important to use a firm that specializes in conveyancing, rather than one that is near to London - where they are based is is not so important in this day and age - many solicitors view conveyancing as mugs work and often palm it off onto juniors, who then make a balls up of it.
What part of London is the property in - will see if i can get some names for you - unfortunately the Lawyers i use cost about half a Colnago and hour so i wouldnt think them of much use!

Pip, the man needs a solicitor not a large man in a hard hat and a mug o tea.

Thanks for the advice all, i was under the impression that i would need to meet face to face with them to brief them and sign papers, can this be done remotel?
If i can do it remotely then i might use this one in bath, as i know for a fact that she's good!
thanks for the advice, i'm completely green at this house buying stuff, i thought that only just having got a mortgage in place i'd have a bit more time to get my head round the whole process, but we've found a house that ticks all our boxes and has a massive wow factor as well.
property is in between clapham north and brixton, update for anyone what is interested is that they've intially turned our offer down, so panic over for now, and we're going to let them sweat for a bit and let ourselves calm down a bit before we try and scrape together any more money to increase our offer, in the hope tht they will see the light!

Can we play guess the wow factor?
Storage for ten bikes?
It's in Wac street?
The house is shaped like an Arrospok?
There's a secret tunnel linking it with Shoreditch? -

Well, I'm now in a similar position to Ed: Tori and I have had an offer accepted today on a place in HH (no excuse to not ride track now).
We have got touch with the Gisby Harrison solicitors mentioned above and so far they've been amazing - all of my emails have been replied to within 15 minutes with loads of helpful info in. Their prices seem pretty reasonable too. Take this as another recommendation, I'll edit this post if they fuck up :-)
Now we need to get a survey done in the next two weeks. Can any of you lovely lot recommend a good, reasonably priced, residential surveyor for the gig? (I'm kinda looking at Fiddy and BRM here, but sure there are loads of people on here who may have wisdom to share).
Exciting times!

Mashton, I used Colleys in Chertsey for the valuation. The guy there was a nice bloke - Andrew Wyatt. They are used a fair bit by a lot of lenders.
HH eh? very nice.

Cheers Ved, I just spoke to to ritchie and he will check out whoever the lender recommends for me.
This forum is a godsend at times eh?

This forum is a godsend at times eh?
Yeah...
... anyone know someone with power and influence at Islington Council who can make the cunts in our local housing office stick me down as a fully-fledged tenant, having lived there 15 years?
They keep refusing, based on the 'special favour' they did of succeeding the tenancy from my mother-in-law to my wife, so now refuse to budge.
I go over to report repairs, and they tell me 'you don't exist there', which in itself is a bit psychologically discombobulating, but also worrying when they've stamped letters confirming my residency there. Wankers. If Faith snuffed it, they'd be entitled to turf me and our son out :(
Just to reiterate - this forum's great :)

Matt - you can look around for other surveyors. If they are on the list that your lender recommends, they are fine. Generally, one in the area will be better, they will have a better knowledge of comparable properties near yours.
If they are part of a chain, the lender will go to the one recommended in the area that can fit it in.
They are obliged to do a mortgage valuation, which is a basic box-ticking survey of layout, amenities, etc. You can opt for a homebuyers survey, which is more in-depth and adheres to a layout set out by the rics. these are more expensive.
it's up to you how much you want to spend, and how confident you are in the structure of the building. you can check out the surveyor that you have been allocated through the rics (or pm me)
Random one this, but i'm hoping that im going to have an offer accepted on a house this afternoon, and this has all happened rather quickly, only started looking at the weekend, but i was wondering if anyone knows of or is a solicitor who i can engage to do all the house buying shizzle.
only ones i've had recomended by family are in wokingham or bath - not helpfull when one of the conidtions is that we need to move quickly!
Also if anyone is also a surveyor im going to need one of those too!
obviously prepared to pay full price etc, but i dont feel comfortable using ones that the estate agent recommends.
