Yeah its probably unenforceable under English contract law (despite caveat emptor) As he's ratcheted up inequality of the bargaining powers. But who would bother taking him to court? Someone with enough money time and inclination to buy off him for the sake of it and then demand recompense for a shoddy deal that they walked right into. This seller is naff.
