The sad thing is, all those vibrant but shitty areas attract students and bohemians due to low rents. Then the whole place becomes very inspirational - a place to be. Then all those bohemians, musicians and artists become successful and break through to the mainstream. Then everyone wants to get to the cash cow, rents go up, prices go up, everything is boutiqued up and the last stage is to get rid off all those people who inspired the the whatever new movement the newcomers yuppies are cashing on.
