  • We're buying our place as a home. Somewhere that if we never had the chance to move again we'd be happy with.

Based on the property up there it'll fit our needs and then some.

Only problem is it doesn't come with gas central heating. But I believe we can get around things like that, open fire place in living room + bedrooms being one of them.

As for the rest of the house I guess I haven't thought of that yet.

I'm also in a fortunate position that my dad is a site foreman, meaning he's able to pull in a few favours for us. Something which I'm extremely grateful for and know I'll never be able to pay him back for.

  • It's far too common nowadays for a lot of people to think of their house as an asset, rather than a home. Glad to hear that's not always the case.

Heh, it's going to have taken so much of my time to do the work that I'm buggered if I'm going to move until I've enjoyed what I've built for a while!

  • I can't really talk though. I currently live back with my parents, while renting out my own house to fund my carefree lifestyle.

Having lived somewhere with the only heating coming from a solid fuel Rayburn, I can tell you it's shit in the winter. Having to get it going (build an open fire) then wait for it to heat up was a massive pain in the arse. Coming home to an ice cold house in the winter is not fun.

I would budget for getting the heating sorted quickly.

I'll make sure it sorted sooner or later. But for now I think the 5k I put aside for it would be better off as part of the deposit. I can then put some money down each month for the CH. But if the property doesn't have gas supply that may be further down the line.

  • In that case, factor in bulk buy of uniqlo thermal undies into your budget.

  • What do you guys think of these? Can't say I'd ever thought about living in Croydon, but it's only a few miles further out than Tooting and a fair bit cheaper.

The old shop is quirky, and has a garage, but has no heating and single glazing...

    Any thoughts?

  • Don't live in Croydon, it's cheap for a reason.

  • Can't say I'd ever thought about living in Croydon.

Probably best you keep thinking that way mate.

  • Has anyone in London got a 100mm core drill?

I need to make a large but precise hole in a wall to install an extractor fan.

Probably got one at work in Bermondsey. I'll have a check tomorrow. Give me a nudge if I forget.

  • Screw it, I'll stay renting forever.

I noticed an electric cooker there too so possibly there is no gas.

When I were a nipper, we were lucky enough to have one gas fire to heat a 3 bed terraced house. I can remember the shampoo being frozen in the bathroom one winter. There was also a time a few years back where the central heating packed up while we were on a winter holiday. It took a couple of days for our then bungalow to warm through once I got it working again.

  • ^ wvm's childhood.

  • My parents fitted central heating to their house about ten years ago. Before that the only heat source was a Rayburn which heated the kitchen, dining room, living room and their bedroom.

My bedroom had no heating and I can often remember waking up on cold winter mornings to discover ice on the inside of the window.

  • Luxury. When I were a lad....

  • Went to see the place it was lovely!!! Put an offer in and the women said ok. Do I let the estate agent know and they'll talk to her?

Oh and the place has gas supply and surprisingly doesn't need as much work as we thought.

    Exciting times!

  • You guys recounting your childhoods make me sound soft!!

Well done. You should make the offer to the estate agent though.

  • So I call the estate agent first thing and tell them Ive had a chat with the women or do I just tell them I want to make an offer?

  • make the offer to the estate agent.

    ^ This

    Exciting times!

Good luck spenceey. If you ever need any help with your carpentry.....

I can always lend you a saw ;-)

Croydon in general isn't great, but there are some nicer bits, south Croydon isn't too bad and Purley is nice. Upper Norwood/ Crystal Palace is much better to (at least I hope so as i've just bought a flat there myself).

Those to ones you quoted: I'd look round the areas themselves. The first one is very close to the fly-over, so i'd see if the traffic noise would bother you.

The second one you might want to be look at the area on a windy day, I cycle through that area every day and there is a sewage plant not too far away and sometimes the smell can travel

Blimey. You're really selling it to me.

The 'usual' method is to let the agent deal with offers but, as you've already agreed a price with the vendow, explain that to the agant and they will get it confirmed.

Well done. I hope it does turn out to be the place of your dreams. Perhaps have a nose round the area at different times of the day to see if all's well at all hours unless you know the street well. I'm thinking hoards of school kids or a rush hour rat run, etc.. Also maybe knock on a couple of neighbours' doors and ask questions.

It's exciting but nerve racking at the same time.

We've had a look around the area, nice parks near by. The road whilst we were there which was commuting time was quite quiet for that time of day. Friends who live nearby have said it's a nice area.

Saying that we will probably take another trip up there tomorrow morning to have a look.

The lady phoned again this morning at 7am to confirm she's accepted the offer. I'll ring the estate agent when they open to inform them.

    Blimey, she's enthusiastic.
