Were I live, in Leytonstone, only one part is "okeyish" - Upper Leytonstone. Generally all the areas close to the Wansted Flats (as long as not blocks) or Whipps Cross.
What's the secret? Those are the areas where the houses are owned by people and not rented by the authorities. Makes a whole lot of difference. People still get shot, but at least there are nice begonias in the front yards.
