I don't envy your position... I have been in this place for 2 years and it's been great, really nice private landlords who once we started looking to rent again (this place is for sale) we realised we were paying about 2-300 pounds less than the going rate!
Good luck with your hunt, I'd trawl Gumtree for a private landlord if I were you...

i must admit, we've started trawling gumtree and move flat for possible places. the missus doesnt want to live in a ground floor flat, so that's a difficult one. and we're gonna move south (from north) to herne hill/brixton to get somewhere cheaper and bigger for the money. its a bugger really, cos finding a private landlord nowadays (compared with 3 or more years ago) is difficult. to find a decent place, and not a student hell hole. you place looks good, and that chesterfield is an outright winner. me and the missus want the sofa a single chair for the new place when we find it.
