I think those annual fees are quite high, I'm not sure I would pay more than £50/£60. But that's just me. Regarding the delivery idea, I quite like this, it could also serve as a pick up / drop off point for traders on this forum, I know sometimes it takes a load of coordination to make a transaction with other members, as everyone works different times etc. I really like the idea of having somewhere you can drop off, pick up sales items, especially if it's open late.
The fee's i quoted are very high, but its going to be difficult to match the low fees of the other open workshops and co ops around the country because they will be paying probably a tenth of the rent.

Yes rents can be high in London but I know lots of examples of business (students taking over empty shop to sell art or fashion) and events (warehouses being change into artist studios/galleries) that take over an empty spaces on very good deals because a landlord’s prefer to have some rent than no rent. You just need to ride around London to see the boarded up and empty buildings.
You only really need a space for the workshop and power supply with could be any type of building. Find an empty building and find friendly commercial landlord because there is nothing to lose.

Dont get the Park stand's, get Kestral they're much better and will last a lot longer.
I use a Kestrel every working day and they are indeed awesome. However they're pretty simple in construction (main support is just 2 welded joints) and I'd imagine anyone who is any good at welding could knock one up given access to the materials. Surely someone on here can weld to a decent level?
If you're looking to order a few it might be worth looking at ordering some custom made from a local metalworks. I'd imagine 5 stands could be knocked up for less than the £308 each for the Kestrel's (plus delivery). Also they'd be custom and we all know how crazy bike ppl are for custom stuff.
Although I've no idea how much it'd cost to make or buy the head unit.
