I've got one going in East Ham, ex-council. It's really quiet after 5pm too as it's in the corner of an industrial park. 20-40 min walk to the Tube stop, depending how quick you can jog. Any good?

I'm moving out of my flatshare next to Homerton hospital, by the end of July
£485 exc bills
You'd be sharing with a guy who is also the landlord which has been a good thing for me for the last year, he sorts stuff out, he's a nice guy. I'm only moving out cuz I want my own place with my partner.
Takes about half an hour to cycle into central London, Homerton overground is 2 mins walk away, it's in the 'nicer' part of Homerton, this end of Brooksby's Walk that has a couple nice cafes and a delicatessan. More info in the link below -
