i dont know you but clearly other lfgss peeps do and trust you to some degree. so i feel happy that i can say what i wanted to say with no bias or malice attached in the understanding that if it were taking in the negative/wrong way there would be yourself or others to defend and represent you in a forthright manner and not tarnish your hitherto to my belief unblemished reputation.
that said and accepted, i feel the under pricing, photographing in different rooms and conditions of your proposed transaction make the whole thing seem WELL DODGE friend.
maybe tweeking the conditions of the transaction will help to calm potential buyers fears or apprehensions..........just a thought,,, just a thought.
this is clearly from a point of view looking in from overhead, seeing what is before me.
