Stoke Newington, Hackney, Dalston, Stratford (Dicki's place) Benthnal Green, Whitechapple, Bow, Bermondsey, New Cross Greenwich, Peckham, Brockley, Brixton Camberwell, Herne Hill.
All on the cheaper side closeish to central London.
No where within zone 2 / inner zone 3 is that far from central London and anything that is happening. W, SW tend to be more expensive but nicer IMO. I don't know how SF compare to London size wise so I don't know your definition of not too far. I have done Zone 2 west London (Hamersmith) to zone 4 South East London (Woolwich) in an hour dead for an idea of size (not in rush hour though).
Check out gumtree London for flat shares and http://www.rightmove.co.uk/ for flats if you want to start your own flat up.

Streatham is now pronounced Saint Reatham by foxton staff, therefor by using this name its a lovely area with no crime and nuns who patrol the streets with sweets, oh booze is free aswell. all because foxton know the real name of a place.
