I pretty much hate all estate agents equally tbh. if i had to single one out for maximum hate it would probably be foxtons.
Bairstow Eve, Central and Churchill seem run of the mill / okish.
i recently had an interaction with the guy from settle which was actually ok so would likely consider them when we come to sell.
but mainly just find the place you want and try to ignore the pain of dealing with an EA.

Estate agents have been pretty decent in my dealings with them and about to sell with one that have bought twice from.
It’s solicitors that have caused excessive amounts of trauma that still burns years later. -

A well known person has recently bought this house near where I grew up.
The setting is quite nice, but I've not seen many worse interiors. Do you think it could be redeemed, or is it irretrieveably bad?

It's not my style but it's definitely not the worst, paint and furniture would sort a lot of it out. Looks football player ready though.

But it’s also about comfort levels in an inefficient home compared to one insulated/draught free and with better glazing (solar control in the right places as well as low-E).
and that budget is for some things that are not to do with heating or will need to be replaced anyway. -

I think it's quite obvious. It's all modeled around getting the bike in the front door and hung up in the study as quickly as humanly possible.

If it wasn't grade II listed it might be a reasonable job but that could easily end up costing up 400k as I think internals are considered as part of that status

I really don't understand this fascination with massive sports hall style living dining rooms, this was designed by a fairly well regarded practice and whilst not terribly decorated basically has 1 living room...

Utility is a separate room so assume dishwasher is in there.
Still, you would think a second reception room would be a must with 5 bedrooms. Everyone in the same room all the time would be hell.

I would agree, in my architect opinion, 1 k per sqm is even cheap. get some reliable contractors in and as Mr Smyth's said, it would go boom .
the asking price is quite "low" for the location, and that tells you that . -

My wife wants us to knock through the kitchen/diner into the living room, but I like having the living room separate and snug. The kitchen/diner already connects to the conservatory with a double and a single door so has plenty of light/space.

you would have to really want it, in the sense of caring for restoring/upgrading this or a similar house, or really wanting to live there. As you say it's not a case study for the property game.

Cheers. Is there an obvious estate agent to look at? I hear decent things about Stow Brothers but at the same time reading elsewhere they seem to undervalue properties to then start a bidding war
