  • What could go wrong. I'll be hanging a tennis ball from the garage roof as my nose in guide, i'll then have around 600mm to get out the car but that's if i pin it to the left side. Fine for driving in, less fun on the way out. I use the car infrequently generally early or late so not too worried about getting in or out.

    There are a lot of people round me that must be really shit drivers if they can't reverse onto their drive.

  • Yep, aware of that thanks. I'll need to trial it but i can reverse turn into the parking lane without encroaching too much into the road. Visibility is also good. I'd prefer to be nose in for loading which is pretty much all the car is used for these days and we'll likely have a big dog again soon enough.

  • I squeezed my DS in smaller than that 😉 (I had mirrors in the garage to make sure i had clearance and didn’t scrape anything) remove door, brick up front and provide an access door for access - bikes in/out. Build a car port with living roof to protect Saab . Probably expensive and would need PP. so maybe not!

  • Started to begin our FTB journey a little more seriously including a reccy of Walthamstow, was nice enough during the day and the vibe is probably down our street. Need to do some more of the surrounding areas (Leyton, Leytonstone etc) in the not too distant future...

    But fuck me it feels bleak when just casually browsing Rightmove/Zoopla etc - we are restricted by what we can do with our LISA budget (£450k max), and feel like we're in a pretty strong position with around a 20% deposit (don't have AIPs or anything yet), but some of the 2 bed flats are just...yuck

  • I'm by no means an expert, but from what I've seen, purpose build flats (warners etc) are a much better idea than a victorian terrace that has been divided. You get a share of the garden (with own access) and a layout that was designed as a flat.

  • If you're looking in those areas check out Forest Gate, you'll get a lot more for your money and you'll be on the liz line. Plus it's easy enough to get to Leyton and Leytonstone from there when you want.

  • Been looking at Warner flats in particular. Lots of the gardens we’ve seen are just one big patch which is shared and in need of work. Ideally we’d have a private space, but if there’s one compromise for us it would be not having outdoor space for the sake of a decent property we can work with.

    Already said no to the idea of a 1 bed, just seems pointless.

  • Can't help with that but I grew up in Barton and remember that house. My best mate lived a few houses down from it.

    The question you need to ask is how much is that going to cost to heat if you don’t somehow make it more thermally efficient?
    All that glazing need to be brought up to date and there is lots of it!
    A mix of internal and external insulation as you don’t want to mess with the fitted furniture would be on my list along with solar batteries and new heating (heat pump?)
    280k if you were savvy, project managed and did some work yourself.
    Shit loads more if there are 3 sign written vans with a considered typeface and proper kerning rocking up every day and an office manager who answers your phone calls about the shade of grey for the render.

  • 18 months ago, we had loads of issues with our boiler. Turns out the pipes and the boiler were filled with flakes of iron rust. our gas bloke said it has to come from the service pipes as none of the pipe in our property are iron. Those pipes are the property of the distribution network, SGN.

    Contact SGN and tell them, I'm not after compensation per se (Even though I'm £500 down), but rather I'd prefer it not to happen again. They send an engineer out asp, e.g. within hours and he looks at it all and says its nothing to do with them guv.

    Fast forward to today and SGN are literally digging up and replacing all the iron pipes in our road and surrounding roads, including all the service pipe to our houses.

    I think you'd also want to understand the impact and limitations of the Grade II listing in that area.

    Can you put in whatever glazing you want? Or is it all going to have to be some pricey custom stuff with annoying parameters that mean you're barely any better off?

  • I struggle to understand the design choices in this house. It's not a particularly busy road so moving the living room to the back (where you have no garden due to your kitchen extension) and sharing with the kitchen seems strange. Having a big wooden frame attached to your bed so you can mount your tv seems stranger.

    Strangest though is the bifold doors so the middle bedroom can be opened up to the landing? You don't get much for a million quid in Harringay now

  • so much grey. i don't hate what they have done with the open plan kitchen/living area though..... TV bed setup is very odd though

  • Not just the "middle" bedroom, but their kids bedroom.

  • I’m triggered by the washer/dryer and wall art.

  • The angle of the two cables going to the TV on pic 7 warrants a custodial sentence.

  • I've spent a shit load of time on Rightmove (not proud) and also lived in the area for nearly 30 years.

    Some good deals in the Lloyd Park area Warner flats (that's where we had our first flat). Also worth looking at are the Abrahams purpose built flats in the Francis Road area.
