Another mortgage question:
Based on previous advice here, we have a new rate locked in for August when our current fixed deal expires . This rate is lower than that which is currently available but we’d now like to borrow slightly more money (an additional %15 borrowing, LTV remains broadly similar).
Will Nationwide cancel the old rate and do the whole lot at a new (worse) rate, or just add the additional borrowing at the new rate? -

why not complete on the first tranche of money at the lower rate then get a further advance for the second tranche at the higher rate? That way you arent paying the higher rate on the whole lot.
It will mean you have two products running along side each other which might make life slightly more complicated.

Does anyone have experience on the lead time of securing covenant consent on an extension? This is with Bromley council in our case. Assuming all is positive and they don’t object and want to rip the whole thing down.
Partner and I are buying our first place and the vendors didn’t get the consent at the time of building.

Depends on each Local Authority, can take quite a while with no guarantees, I'd keep looking at other properties in the meantime. Make sure you don't buy anything until its signed off!

Nationwide do not lend to repay an existing loan with Nationwide. I've been through this several times.
So the solution is you get a new separate mortgage for the new borrowing. It's not an issue although I've ended up with 4 separate mortgages with them, 3 of them are for quite small amounts.

Yes definitely, without this we walk away. It’s 14 years into the 20 year period after which no objections can be made. The building is also ex-council and the land was too. Seems like someone just forgot to tick a box at the end of the build, so to speak..

It sounds as if I need to speak to them then - I started the online application process for increasing the borrowing but it wasn't clear if it would be for the entire amount or only the additional (£105k vs £15k).
Ideally we'd release the additional borrowing now rather than August but I don't desperately want our accounts looked over as they've not been sanitised yet! -

‘Convert our loft space into a bedroom.’
Am I right in thinking this a ridiculous lack of detail? They don’t want to dispute it necessarily - is it fair to write back and say:
‘we’re not trying to be difficult, but can you provide an actual plan, so we can consider an agreement based on that?’

You need to respond within 14 days so do so, stating you object due to a lack of detail.
Then ask for them to pay for an independent party wall surveyor as you don't trust them.... Due to a lack of detail.
