Don’t skimp on glazing; shit windows leech heat and look gash.
Self-finished materials are often much cheaper and look nicer then expensive trendy ones: raw plaster, cheap ply flooring etc
Study planning law and figure out what you can get away with under PD
Don’t chuck acres of glass in willy-nilly, especially if south-facing; overheating is very difficult to prevent if you’ve ended up with too much solar gain. Think about how the sun moves during the hottest months.

Late to this but we made a bath panel from perspex because we wanted something colourful that wouldn't go mouldy. Cost us about 60 quid.

Things I wished I’d known or done differently;
Don’t try to tie small bits of old wall into the new bits. Just knock them down and start again. It’s cheaper and will look better.
Don’t build big just because you can. A smaller well thought out space is nicer than a large what’s that for space. If you can’t immediately say what that bit is for, you don’t need it.
Don’t leave the kitchen/bathroom/boiler or whatever where they are just because that’s where they are. Plan the space from the ground up. I wish we’d moved the kitchen and bathroom to the centre of our old end terrace and not left them at the rear.
Remember to leave some money for landscaping.
Oh and you don’t need an architect to take a few walls out and put a box on the back of your house. -

About a million give or take at the moment.
Its end value extended and done might well be 1.3ish, maybe a smidge more, but theyd be in for over 1.4 at that point.
Perhaps some people arent bothered by that sort of stuff and they want what they want.

Any one know of anywhere south London to look at radiators, rock and roll I know . My go to is to just phone up and order things , but could do with seeing these , and showrooms are not showing for me , anywhere near.

If it makes you feel any better the loft conversion chap I use cant even spell ceiling correctly and I suspect he probably earns double what I earn as an in house lawyer with 15 years pqe.
