What sand-papers my molars about estate agents IMME, is their absolute refusal to acknowledge you (the client) has any any right to have any say in how your house is advertised.
I've moved house three times now and each time it was a battle to have specific, significant features mentioned in the description. The last time the main feature we fought over was, originally, a separate garage and was described initially as such before I brow beat Jonny Agent to include in the text that it was fully kitted out as a heated, lit workshop/office/WHY with security glazing, deadlocks and alarm.
As it turned out, that was exactly what the buyer wanted - just as I had, ten years earlier. He was so keen on having the place that we used it as a bargaining tool creating a 'ghost' interested other client to bump up his offer.
We had also arranged a fixed selling fee beforehand so I was highly amused when Mr Agent wasn't taking a share of our gain.
"Take that, you fat-headed, arrogant, slimeball" I said. Or something along those lines. -

Increasingly pushy chuggers. I was waiting to pick up my wife at the station yesterday and made sure to put on my sunglasses and headphones because I saw a bunch of them milling around, and propped myself in what I thought was an out of sight corner. Nope, one comes over and starts giving me his spiel, to which I politely say I'm not interested thanks. He says something else which I can't hear properly, and then makes a gesture for me to take off my headphones. I do, feeling pretty exasperated, and say 'what's up?' Then he keeps asking if I'm OK and acting concerned for my wellbeing, which I can only assume was some kind of attempt at engagement, before telling me he won't leave unless I give him a smile. I pull back my lips in a demented Terminator-style thing and he eventually fucks off. I don't think I could have made myself less approachable without wearing a literal mask and this guy still decided to stomp all over the social contract.

I'm sure I've told the story on here previously, at least once if not more times.
When I was a teenager, Cheggers (and Maggie Philbin) moved into the village next to ours (about a mile away, if that). Shortly after they moved in, one of their cats went missing. One day on my way home from college, I was met by one of our neighbours who was quite distressed because she'd told that fella off the telly that she'd seen a cat that matched the description he'd given of his cat, only to realise it was our cat.
His car was parked outside our house, and I found him down the garden trying to catch our cat, who thought this was a great game and was doing his best not to get caught. I asked Cheggers what he was up to, caught the cat, who'd tired of the game now he'd realised he was about to get fed, and we established that it wasn't his cat but our cat. I promised to keep an eye out for his cat, and Cheggers left, to continue his search.
