Yeah, in Edinburgh you would probably expect 10-14% over the home report value. So it would roughly be:
Rightmove Price = 500K
Home Report = £550K
Sale Price = £600K -

Recommended home building insurance? Just got renewal letter and going up from £26 to £37 which seems like a fairly big jump. Although it's still less than many other bills.
Relatedly, should one inform insurers when doing work on the house? If so when? And do they take a dim view of DIY? (Thinking of underfloor insulation for eg.)

I think the t&c will depend on the insurer. Structural changes for sure. Insulation I think no unless it's bonded to the house.

As long as the other proposals stay then I’ll take that but that’s for my personal situation as I potentially save £8-12k in marriage value.
Shame the election is not happening in May as that would likely have helped things.
Next reading in the lords is tomorrow the 27th so will see what comes out of that. -
