yeah first order of business would be upgrading the insulation envelope. beyond that, a good clean, some TLC and full refurbishment of the garden room… and you’re good to go

Do it. One of the best houses I have seen.
Incredible potential.
Then I'd have to become Scottish, convince partner that up there is better than Berlin, and you can sell it to me when it's almost done.
