pain in the arse removing a full lawn tho. I regret putting ours in and so am now taking some out piece by piece

I'd get a goat or two, you need every penny you can to pay the heating bills.

yeah first order of business would be upgrading the insulation envelope. beyond that, a good clean, some TLC and full refurbishment of the garden room… and you’re good to go
