Basically I am tempted to rip down all the gypsum and re-lime it
Quite a lot of work/money to not be 100% sure it will solve the issue tho
Here's a section of wall that also had a similar patch so I investigated. The lime(?) did seem damp under it, so beyond surface level condensation?? but then not surprising given any moisture has nowhere to go under the gypsum and concrete render on the external.
