  • cool. I wasn't sure, hence asking to check with the kitchen planner.
    300 maybe feels like it might be a bit tight, but I guess if that's the available space?

  • worked fine for me when I had the kitchen done (it’s rented to a friend now) enough room to move a pan off the heat or for bottles of oil/utensils jar.

  • 300mm is regs for gas (from flammable surfaces), nothing for electric but manufacturer instructions trump regs apparently - use highest value.

  • Where can I get reasonably priced zellige tiles? Any sources?

  • AIBU if I expect the structural engineer I'm using and the architects I'm using to communicate? For context I'm PM, as they say on The Apprentice.

    Got an email from the architects on Thursday with the tender pack for our ground floor extension. They point out that they've gone for timber frame construction for the walls and roof - great, totally sold on the benefits of this. But also notice in the tender pack that things the structural engineer had raised haven't been incorporated.

    Next day get the plans from the structural engineer, which are unsurprisingly not for a timber framed extension. Now he's chasing me for his second (and final) payment, but as far as I'm concerned the job isn't done yet.

    AIBU? With hindsight I should have provided a read out to the architects after the structural engineer's site visit. But this wouldn't have dealt with the timber frame construction which seems rather fundamental and I imagine he'll have to do more than some small tweaks to incorporate this.

  • I've had the opposite problem - architect and engineer emailing each other and not telling me so I've been left wondering what is going on and having to chase!

    In other news, I submitted my building warrant last week and got approval today. Glasgow city Council working smoothly for a change!

  • What was the SE basing their calcs and drawings on? Even the most basic of plans should show a difference between timber frame or cavity wall.

  • Anyone fitted marmoleum click and had it a while? Thinking about it for the bedroom.
    That or cork. Going to order samples.

    I don't want tiles because cold. But I do want something that's durable and lasts a decade really.

  • Why are bathroom lights so ugly? Anyone got any ideas before we seriously begin to consider spots?

  • Personally happy with one of those cheap ikea diffuse soft-light globe ball things. But, I am no aesthete so this will likely fall foul of your ugly filter.

  • After my minor rant last night I've already spoken to the structural engineer and he's happy to redraw the plans with no additional charges.

    I do feel like we've dodged a bit of a bullet though. This is what it says in the architect's terms:

    Structural Survey: With confirmation of planning approval, the Client authorizes and pays for a comprehensive site survey by a structural engineer and the Studio coordinates and assists with necessary drawings for the engineer to produce the structural calculations. We can recommend professionals that we work with, but the decision is essentially the Client’s.

    I don't think they did this, and I get the feeling they're spread a bit thin at the moment.

    But as @Cupcakes has pointed out to me as PM I am meant to be coordinating and I'd also hold my hands up and say I didn't do this as well as I should have done. Although in my defence this all happened while I had a pretty nasty chest infection so I wasn't firing on all cylinders.

  • The planning drawings and CAD drawings. You can't tell from the planning drawings, you would have been able to from the CAD obvs but I think the architects changed their minds which is a big part of the issue!

  • If you're PM and coordinating they definitely should be! But at least they're communicating...

  • We went for mixed lighting in ours
    Spots, couple of glo balls and some led strip lighting.

  • If anyone has a general builder recco for me would be open to it. Have a big cupboard I want to turn into a play nook for my daughter but need it stripped back, reinsulated, reworked etc

  • Completely unrelated, did you do any external insulation/energy efficiency building fabric stuff as part of your refurb, or was it all internal rearrangement? Was your overall £/sqm horrific? Comparing some numbers at the moment and it's not much fun.

  • We're waiting on bricks to finish party wall and that will allow us to crack on with creating the actual extension structure with SIP panels. In the meantime the floor joists are being replaced, insulated and made ready for floorboards later.

    Hyped to gawp at your timber frame build. Our original plans were for a timber frame with blown cellulose & wood fibre insulation, lime render etc, but this got quickly dumped due to cost and feasibility with builders.

  • Replaced all the windows/doors.
    Converted garage (so insulated as previously single skin)
    Downstairs new insulated floors and walls
    Upstairs bathroom same.

    But mostly was reconfig cost + glazing + all the fitted stuff.

    Happy to share a more detailed breakdown but was pretty much most of the house and c.300k

  • Outside is all looking a bit agricultural but things will get worse once the new structure is up and weathertight because then they'll put the steel in and knock the back of the house down. The big gap between posts will be the doors, and the cat is stood on the windowsill for a square, non-opening window.

  • we have forbo vinyl roll in bathroom and shows up every bit of the sub floor but still nice to walk on and look at. We have cork click downstairs in high traff areas, lovely to walk on, looks great - would love it in bedroom. Only a cpl of marks where a chair with a spiky leg was dragged accross it, also fades in uv. but I would still go cork anywhere in house.

  • Thanks very much. Yes we have concrete sub floor and I'll lay a self leveling screed before flooring.
    So you're saying you'd prefer a cork to marmoleum click? .
    I'm tempted to fit cork in one bedroom as a test and see how it is after a year. The only issue is it seems to need gluing.

  • We’ve got click together engineered cork topped planks in the bathroom. Doesn’t need gluing but we did a few dabs anyway
