    It seems like it would take so little to be the one of the best conveyancing solicitors - just answering phones and responding as promised would probably do it.

  • But then they'd probably have to charge more to make up for the reduced workload they could take on.

    Saying that, I was in the lucky position of both my lawyer and the one I was buying from were very good in terms of getting back to me quickly (not quite so good the one who was buying my place who started asking pointless questions as a cover for their client preparing to pull out but you can't have everything).

  • Our conveyancing solicitors were great (Streathers).

    The solicitor handling the probate sale of the place we bought was a useless prick - came right before exchange saying upstairs neighbour didn’t want us using the shed that sits under their steps to the rear garden because it’s technically on their land (little strip sticking out so they can legally use the steps from terrace to garden).

    A bit taken aback, I went full Putin* and said “okay, but they can’t use the shed either because they’d need to stand on our land to actually use it”.

    Solicitor came back, had spoken with the neighbour, and “okay not to worry, please go ahead and use the shed”.

    Anyway… turns out there was no such comment from upstairs neighbour (or they’re a liar who didn’t want to mess with someone willing to go full Putin) and the solicitor had taken the shed issue to them saying we’d brought it up.

    *cuntishly unreasonable to get my own way
