My thought is assume there's 30% margin in most of these things - so 20%. If it's bricks and mortar then I'd go in, if not possible then call and say you'll make the order today etc

That's the wooden floor and joists gone and the majority of shoddy wiring and pipework gone.
Looks like a course of bricks has been taken off the sleeper walls as well. Dust curtain now on the other side of the doorway. Boiler drained down now as well.

Velfac windows/doors:
Does anyone have the ‘Velfac 200 / 200 Energy’ as patio doors? They can’t be made with external handles/locks, which doesn’t seem like much of a drawback to me, but maybe I’m missing something…
Also, where are people getting their Velfac from in London’s famous? We’ve been quoted by ‘Yord’, who manufacture in Poland.

We ordered through a guy called Paul Salter, seemed to be a Velfac approved rep. AFAIK they’re all made by Velfac in Denmark (maybe Poland).
To comply with the new building regs you have to get 200 energy which is triple glazed. Don’t know about the doors I’m afraid.

I do - in fact delivered yesterday.
I was shocked by the size of the central beam, and the locking mechanism feels shoddy. Otherwise they’re fine but had I known I would have ordered something else for the doors.
Windows look fantastic
It’s really noticeable how in all the product photos they avoid showing the reverse of the doors

This is the handle. Don’t have a shot of the outside but they look great. Just that massive beam in the middle on the inside….
You reminded me I think I ordered a pull handle on the outside that isn’t there. Should follow that up. You can get them though

They’ll never be closed as our garden doesn’t go anywhere and has a 4m high wall around it
But yeah, if you were going to use them as a back door then you’d need them to put that in I guess

Your handle looks to have provision for a Euro lock cylinder; is that the case? This is certainly different to the standard handle with integrated tiny flimsy lock that we saw in the Yord showroom...

They don't have a latch so I don't think that'll happen. Our garden's only about 3 x 5 m and we have two cats so I think it'll be ok. However, checking emails I did ask for an external lock and that's not there so will chase that up.

I don't think these look bad but this was the main reason we went for Maxlight in order to get as little frame as possible.
Always worth asking. I find a phone call or email to a named person is best.
