  • So the current owners have a load of stuff on their balcony, though I did not see bikes. They also had a barbecue (it’s open air above) which was a selling point for us but can see in the lease that is also not allowed. Nothing would be visible from the ground floor.

  • I've heard it's enforced in some properties. There's a development by the river in Putney that does enforce it.

  • I have a brand new combi with no storage tank, it’s in a small flat with the boiler metres away from the bathroom and kitchen.

I’ll raise it to 50 degrees.

  • Looks like she has locked her social media down now. Possibly because of stuff said here. Still as I say, she was grotesquely offensive about someone who went out their way to help her when noone else would. Can't help some people I guess. Let's hope she doesn't need to use a solicitor again because I'm pretty sure my mate would tell her to get fucked if I told her some of the stuff extra was saying about her.

  • Yeah that doesn’t sound great, but maybe it was the stress of it all? No excuse, but…

  • Why!? Keep it at 45 is that works for you. No stored hot water so no risk of bacteria.

Usable temp out a tap is like 40 degrees so you’re just wasting energy mixing anything hotter with mains cold before it’s used.

  • We exchanged and completed today on both sale and purchase, and we've just eaten our customary moving in takeaway.

Given where we were at 9am this morning that is hard to believe - we found out it would happen today too late to cancel our contingency Travelodge.

Our solicitor (a forum recommendation) went way beyond what one can reasonably expect.

And I just updated our address on our car insurance and the premium is less than half what it was before.

  • Well done Tom - you must be mighty relieved.

  • Another successful London quitter! Congrats.

  • Just PM'd you more of the story because I know you like the gossip.

  • Thank you! I feel like we are now the noisiest family on the street which makes a change.

There was lots I did like about living in East Ham - there were a lot of amazing people around, we were right next to a park, my son's nursery was genuinely outstanding.

But to be a bit freer from the daily risk of stepping in human shit, the pickpockets hanging round the which-cup-is-the-ball-under game and the drunken shouting matches in the park - feels good man.

  • We managed to keep the gas bill to under £28 last month with the boiler at 50 degrees, hopefully it’ll reduce it a bit at 45.

    Thank for the advice!

  • The pickpockets hanging round the which-cup-is-the-ball-under game

Lies, this is the best bit about East Ham.

  • Where'd you move to again? Somewhere outside Cambridge?

  • Congratulations!

  • I still haven’t fully unwound all the London tension in my system and we’ve been out two years now. Not seen a single street-dumped mattress since we left, almost miss them.

  • Have read and replied. Strewth.

  • Not seen a single street-dumped mattress

same here, ACNE studio clothing regularly seen also

  • I do see a weird asian chap trashing it around on a cargo bike tho.

  • 6pt suffered for our sins

  • how's the open pissing in the street round the corner from street flava?

  • Did I read somewhere that councils might start charging more council tax for properties that pave over gardens? Or did I come up with that as a cracking policy idea?

Either way, this should be illegal.

  • It's against local planning rules here, front gardens anyway, not sure how well that's enforced though judging from the renovations I've seen going on.

  • They killed the back garden too and inside is exactly what you’d expect.
