    It's not a retaining load bearing wall - it's just that all walls in our house are made of brick. The wall above is offset. Every builder has said the same thing and it's only removing part of it.

    So all said I'm not worried.

    Just bitter about having to pay over £100 per joist hanger.

  • You aren't paying for the joist hanger, you are paying for knowing the joist hanger is the thing for the job. Sort of anyway.

  • They'd likely have charged extra for the additional beam so think of it as you are paying their hourly rate no matter what and saving on material cost that would have "appeared"

  • Err, looks like a load bearing*wall to me! Picks up the floor joists at least (and the wall offset wall over if that is sitting on those joists?). Even if you aren't going down the Building Control route now, when you come to sell, questions will be asked and you will likely need some paperwork justifying it.
