  • So first time buyer dumbass question time: found a lovely house right where we want to be in south Wales, and stuck an offer in on Saturday PM at about 92% of asking. Agent acknowledged offer by email same day and confirmed the seller has been informed. How soon would you typically be expecting to hear back on an opening offer? House has been on the market for a couple weeks and ours is apparently the first offer, and obviously I'm not keen to pester the agent unnecessarily.

    (Also probs worth noting I'm autistic so reading the room/social cues is not really my bag, which isn't all that helpful here)

  • Can be anything from a near instant to being ghosted for weeks.

    Many years ago we put in an offer at asking price and didn't hear anything for a week. When we called the agent to ask how it was going he said "Oh, you were outbid by quite a bit and the vendor is going with the higher bid." If we hadn't called I expect he'd have never got back to us.

    Whilst the EA is obligated to pass on your offer to the vendor there's no obligation on anyone's part (vendor or EA) to actually get back to you.

    More than likely the vendors are waiting for a while to see if any other offers come in. Might be worth phoning the EA in a few days and asking where the vendors are at with their thinking and what their plans/timescales are.

    I don't 'expect' anything in this process. Too many variables involved to know when a seller/buyer might make a decision.

    Between Mon - Wed this week.

    If you haven't heard by Tues midday then call the estate agent asking what the seller said as your partner wants to start lining up other viewings, but you like this house.

  • My first place I sat on it for a week as the offer was shit and was miserable about it (but no other offers in about a month).

    Our last place I called my wife, discussed and accepted the offer in about 20minutes.

    If your offer was in on a Saturday and under asking I'd expect Wednesday is reasonable as they've likely asked the agent to call round all the previous viewers.

  • Thanks y'all - agent just called to let us know the offer has been declined, but with no counteroffer either. We've gone back at more like 97% of asking so fingers crossed this elicits a better response.

    Shutter was 100% worth it, stay cool in 40 degree and retain warmth/quiet in the coldest of winter

  • Neighbours surveyors bill paid, again.

    Feels great to know our neighbour has cost us £7000 in total during the two times we have had building work done.

    If anyone else wants any of my money just let me know, happy to send on in piles of £1000's, if not I may just burn a large pile as I have so much and we are in such a stable and prosperous time financially.

    In the meantime I'm off to buy frozen sausages.
