I disagree that this is the bottom line, and disagree that the bank has any say in what you do with the surveyor, or any timelines that they might impose.

You can notify the surveyor that you no longer want or require the report, as they have taken too long.

You can throw the Consumer RIghts Act S52 in their face - Service to be performed within a reasonable time.

Your position will be strengthened if there has been any discussion on how long the report will take, or on how long you have informed that they have to provide it.

I used Kavitha Rajah who is now at Judge & Priestley for a sale and purchase in 2019 from a recommendation on here, and we've just instructed her again as she was excellent.
