  • Ha. So much to discuss but got to love a "Library/Study" that's actually a landing with a stairwell and 5 doors off it.

  • Everything around that area appears to be late 60's b-list fuck palace.

    The whole of the lagoon behind it is just - wow.

    Tastefully decorated in paisley and chlamydia.

  • Been a while but it's been two weeks since my partner and I completed and moved out of our grotty London rental and into a home of our own. Just wanted to express thanks to all those who shared advice on mortgages, surveys, interest rates etc on this thread. The help was invaluable

  • Energy companies. We moved into a (sort of) new house 1 y ago so didn't have much choice other than British Gas (gas) and Eon (electricity) but I'm very keen to move. Anyone have good experience with Octopus ? If so, want to share a reference code (we both get £50)? Others I should be looking at?

  • Ask for a discount for the delay, request complaint form as it is black and white in the T&C’s and leave a serious review in their social media, facebook or Google page… that usually focuses minds and gets the results, just be ready to be less polite than usual

  • Fair point. However size of operation doesn’t really justify lack of communication. Explaining the delay is easy and quick and would have probably put @ExTra ‘s mind at ease. I still think is worth asking for a discount if you don’t hear back early next week

  • What is her financial loss to justify asking for a discount? The fact it might have taken slightly longer than anticipated isn't a good enough reason.

  • If you were to buy a house deemed unmortgageable at auction, would a survey tell you the minimum amount of work you'd need to do before it could be mortgaged?

    There's a place that we could potentially afford to buy outright, but not do much work on without borrowing some funds.

    Would it be possible to get an agreement from a lender that they would lend to us conditional on us, for example, fitting a kitchen or bathroom, which we could then do as part of a large renovation, take out a mortgage, and finance with the mortgage?

  • Discounts are not litigations, just conversations about value and quality of service. We might disagree due to past experiences (it seems you have had difficult encounters with surveyors and discounts in the property world before) and that’s fine. OP is free to take any, some or none of the advice.

  • For residential properties the property can be pretty run down and still suitable for a mortgage, the minimum being liveable, so usable kitchen, bathroom, heating, working services.

    It’s possible you can get a mortgage offer with a full retention of funds until certain aspects of the property are completed to the lender’s satisfaction. However getting this sorted within an auction timeframe is challenging, and many lenders don’t bother with retentions any more.

    You could ask the surveyor to comment on essential repairs and then roughly price it up yourself.

    Short term Bridging loans and development finances are often used for this purpose as they will lend on otherwise unmortgageable properties, with a rapid remortgage to standard mortgage as soon as able.
