  • You've still got time to get a new offer I would think If you are quick? You would need to be holding a valid mortgage offer to exchange obviously.

  • I got 5.5% fixed for 5 years a few months back, and now I'm finally looking at exchange it seems high. Not much to be done now though.

    You could change it. Go back to your broker and tell them to sort something better for you. You could not exchange until you have, but only you will know how far you can push your buyer and your seller. Will save you a fair few £££ I would have thought.

  • Had an offer accepted on a house near us after six or so years living in an ex council gaff in a rough bit of Leyton. I am quietly freaking out and quietly ecstatic.

    It's definitely brown trousers time in terms of when we're buying, I know it's a risk, but I also don't think we'd have got it if the market wasn't in a period of turmoil, and we're both lifelong Londoners so it's not like we're moving anywhere else any time soon.

    I can't imagine what it might be like to have enough room and not have people above below and beside us.

    I reckon everyone thinks this. There's always something going on that makes it seem a worrying time to buy. I remember thinking the same when I was buying (admittedly that was in summer 2020 when there was quite a bit of disruption).

  • Congrats! Remember this is the start of a long process with a high risk of not following through. Try not to worry to much and enjoy the ride.

    We moved out of a 1 bed flat into a 3 bed house 4 months ago, and I can confirm that its totally transformational to your quality of life.

    The outlook is looking a lot better than last year's predictions and mortgage deal rates are still (slowly) dropping. I'm trying to take the 'experts' views and gloomy news rhetoric with a pinch of salt.

    BTW a book that's helping shift my thinking lately is The Black Swan: The Impact of the Highly Improbable. The book focuses on the extreme impact of rare and unpredictable outlier events—and the human tendency to find simplistic explanations for these events, retrospectively.

  • Found out on Monday that in Scotland as a FTB you only get a £600 discount on stamp duty. So that's put a massive fucking dent in my deposit!

  • What's an acceptable way to tell the estate agent to fuck off?

    1. Tell them to stop bothering you.
    2. If they persist, arrange a bunch of viewings with them and never turn up
    3. When they eventually get in contact with you to ask why, refer to (1)

    "Gary" from Foxtons did this to me. I kept on telling him that I'd just bought (and completed and moved in) and that I had no interest in viewing any more properties. He persisted. I arranged 3 viewings and never turned up. When (3) happened he eventually got it.

  • Presumably you are waiting for local searches to come back?

  • Foxton's still exist!? Remember been nearly killed by their obnoxious mini's in circa 2009/10 quite a few times.
