  • Just cycled round the most insalubrious parts of outer SE london beyond the land of sourdough and pop up negroni’s. ended up in Catford when i should have been in Bellingham where the granite/stone place i was going to is, worth it though as they have given me a price for 3 windowsills in whatever fancy granite, quartz, silestone, lunastone, corian etc etc that is way cheaper than what worktops direct quoted for corian. £900 +vat compared to £3090 inc!

  • There's plenty of sourdough in catford. Not so much in bellingham although the pub's alright.

  • it’s a bit weird round there one minute it was all detatched houses and mock tudor cricket pavilions then i was wondering if i was about to be bikejacked for my brompton by the river.
    worth it for saving 2k though which will help pay for something else, tempted to shift some wedge to getting the floors sanded by a pro rather than hiring the sander.

  • 'Luxury Vinyl Tiles' best place to buy, brands to avoid? Bathroom is being redone next week and this was suggested as cheaper than tiles, warmer underfoot and as a way to keep to a budget but still look ok.
    will self level the floor beforehand but will not get a kardean specialist in just want something to still look the same after a couple of years rental and not look terrible when i come to sell

    (this is not the one in place we are buying, that's going to moodboarded and pontificated over)

  • Don't know about best but we bought from these lot directwoodflooring.

    We are happy with the quality but the sales guy forgot to ask us about thresholds and quadrant so I had to go back and order separately. Delivery for a few door thresholds was over a tenner

  • I considered the direct wood flooring, quality seems decent.

    Went for Quickstep Alpha in the end, though quite a bit more money now compared to before, and click fit only.

  • My parents got quickstep, seems just as good, theirs was different style of build with a thinner "backer" than ours but basically Potato/potato?

  • Hole at the back of the house is done - Maxlight window will be installed 2nd week of Jan. Floor being screeded next week. Timber floor re-enforced and insulated, ready for ufh next week too

  • I think we’ve decided on a sofa (Ligne Roset Togo) for the snug and then use an inflatable bed rather than compromise with a sofa bed. Several people suggested this as a better setup.

    We’ve also picked up dining chairs yesterday at the Vitra sample sale

  • We moved out in September and have been living with the in-laws in Northampton since then. Has been a really good option but recently with work being pretty full on the commuting has been a drag.
    Hoping to be back in by end of Feb/early March. That will be most of the house re-done by that point so it’s pretty extensive! Will be on to the garden after that 😂

  • Those who will remember my shit builder… another conundrum has presented itself.

    The electrician, who I have paid £££ for various things and recommended the builder, has not been paid £1400 he is owed for the work he did and materials.

    I didn’t need building regs for the work (replacing kitchen and bathroom, minor stud work) and have an email from the council saying this, which I have saved. I am expecting an electrical certificate for the kitchen and the bathroom. The electrician won’t send it until he has been paid by the builder. I have paid the builder 90% of the job, but have told him i am not paying the rest and asked for some back to cover damages. The builder has told the electrician that I haven’t paid him.

    Not sure what I can do. Electrician was employed by the builder, so regardless of what I do or pay, the builder needs to pay the electrician. I think I need these certificates really….

    He won’t send the minor works certificates until he is paid. But he has submitted it all to building regs, who he said will send me something.

    The electrician is kind of a mate but not really…
    Not sure what to do at all

    This doesn't seem like it should factor in at all.

    Similar thing for us - electrician did some work in Feb/March, said he'd come back after we'd finished the kitchen to do last job and certify it all. He put us in touch with a builder/plasterer. Said builderer delayed months and months and we've gone with someone else, sparks won't come back.

    Trades.

  • I had the same situation with the plumber subcontracted by our shit builder.

    Sparks don’t like doing it, but may be worth trying to get a price for someone to come and sign off the electrical work for a fee. It’ll cost you something, but less than £1400 and you’ll never have to talk to that builder again.

  • As in get in an independent electrician to do a report and certify the bathroom and kitchen install?
    What is it that I am looking for specifically certificate wise? Thank you

    I’d probably rather firmly say to the electrician I am willing to give you £150 (tbc ?) for the certificate and remind him he was employed by the builder and that’s who he needs to get his £1400 off.

  • I wouldn’t say you’re in a position to be firm, although not your fuck up, you’re appealing to his good will.

    I’m sure a quick google will turn up what certs you need.

    I think you have to play this with a straight bat - offering to pay the electrician directly muddies the waters a bit. I also think it's pretty unlikely that the spark would take that deal?

  • Have been googling and it is just threads on issues like mine but this is my conclusion

    -addition of new sockets around the flat, EICR, which I paid for separately months back and the electrician will send

    -bathroom replacement. EICR and electrician Declare to local building office under part p regulations. EICR being held up, declaration has been sent.

    -kitchen - ideally a minor is works certificate but not strictly necessary
