  • I disagree, ours does that and in torrential rain, it creates a waterfall effect in front of the french windows. Also creates a tide mark on the rooflight that is slightly in the flow of the water.

    If you want done 100% (and you can’t take it over the side of the house as you are in a terrace) it means taking the water through the roof, the room below and in to a subsurface drain.

    I'm no builder / engineer etc. but I don't see how there's going to be sufficient airflow under the roof if there is spray foam, blanket and PIR. Seem like it could cause damp problems.

    The use of available space seems like a fun idea though.

  • It was done by previous owner. Impossible to remove. I think he discussed with a mate who's a property surveyor for advice prior to purchase.

    My dad is building a house that sounds quite expensive.
    Won't impact inheritance though, he took care of that problem by having a second family.

    What do people think about the windows here - we're slightly restricted as this is replacing a garage door at the front and as its a conservation area planners are a pita. I think ideally the window would be higher...The room will be an office/playroom/guest bedroom (as it has an adjoining shower room). Other question is whether to have a sloped ceiling and/or velux rooflight..or not
    Also trying to decide between a solid bannister or open as in this render...

    Could go floor to ceiling open banister? Always a sucker for them.
