Thanks!- made the move away from London last year to be able to get a place we'd be proud of. Living room is the first finished room downstairs. (Father in Law made the rather nice TV alcove cabinets)

Haha! Still haven't completed dude. Before now (hopefully) the house hadnt been sold since 1967, and prior to that it was a freehold from the some big land owning charitable body in Dulwich. Solicitors are struggling to find out whether everything was above board back then!

Our place has textured everything including ceilings which apparently may have some asbestos in. I'm going to have to research how to tell if it is because I'd rather not pay for someone to strip it.

very much this when there is a queue of people lining up to view/offer.
We kicked a buyer into touch without a blink of an eye (see up thread) as pointless conditions were added on adding 3k to get close to the other offers.
it’s a whole different scenario when a property is a hard sell and it’s sat there for months without a sniff which isn’t the situation for @ghostface
and looking at the other offers i would sit tight and only look at dropping if the survey reveals something significant and not stuf you can see on a normal viewing like the age of boiler/consumer unit etc. -

standard procedure is to get a plasterer to skim over so you have a nice smooth finish, no need to test as long as there is no intention to disturb
