  • Fuhin up citie to boi init.

  • newmarket road technically but yarp

  • what im trying to work out is if I can do any bits cheaper as need to shave £40k off the costing

  • Shouldve known it were some norfuk boys

  • Sack it off and move home, you know you want to…

  • Just reached out to H E Olby to get the Crosswater stuff from them. Now need to order the Ikea + Superfront stuff for the vanity I think

  • There's some strategic photo angles avoiding that there main road...

  • Be interested to hear if it ends up cheaper than EC1!
Which reminds me, I need to order my taps and shower gubbins from them… going for white this time.

  • Would make a lovely airbnb.

  • EC1 is doing 30% discount vs 25% HE Olby without asking, as more local may ask if I buy most stuff from them if they can do 30% on Crosswater

  • On our cost breakdown there is a line item for overheads and profit @ a fixed percent. Fine not an issue get businesses have to operate this way. But this is done on the total cost of the construction so things like taps are price + 15% + 20% - which makes it more expensive than if I just went and bought them. Presumably thats fine?

Secondly insulation and underfloor heating can be charged at 5% VAT I think (for materials and fitting)?

  • Couple of renders of the kitchen.

Currently no sink or hob on island (2.4m)
Corian worktop (any people with experience?)
Microcement floor currently specced but it’s pretty pricey

  • We have corian, it’s great, hard wearing and doesn’t stain.
Floor wise I’d go mid to dark rubber every day, hides stains and stops kids knocking their teeth out.

  • Corian

    🍆

God's worktop. Not owned but have mates/been in homes with it, and it's great.

Plus if it gets damaged - cracked, burnt, etc. you can have it invisibly repaired. It's quite impressive.

Just make sure you have the colour code and ideally a sample tile saved somewhere.

Also I think you can get off brand equivalents. So over a large m² that might be worth looking into.

Oh and in more super dull points the range of speckled/mixed media looking ones hide water marks and general daily grime really well.

  • I hate my rubber floor! Love the look but it's awful to keep clean in the kitchen, covered most of it with a rug!

  • Nice - we're going for similar colours in our new kitchen, though I think fenix ply rather than formica (I prefer formica but was over ruled).

Need to look into worktops - we've absolutely destroyed our wooden one, will have a look into this Corian stuff, not heard of it before.

  • Oh really? What colour do you have? Our pale speckled tiles are hell on earth, have mopped three times in a single day before.

  • Does it sort of end up looking like your phone cover, coated in immovable fluff hair?

We have tiles which look just as dirty when cleaned, so I'm always curious about alternatives.

  • Its either micro cement or douglas fir - the actual material cost is similar but the work that goes into prepping the floor for micro-cement is much more expensive.

Yeah I was impressed with the corian, also being able to have a seamless sink was good

  • Unfortunately it's not going to be a 40k kitchen...

  • You can also have seamless splashbacks for that no-crevice-catching-hard-london-water-nirvana.

  • There are some DIY microcement kits - has anyone had a go? Seems like its not a lot of money for the stuff itself, but wondering whether it self-levels or maybe if it needs an inordinate amount of prep?

  • There's a link in here somewhere to someone who started with a smooth floor and made it look pretty easy.

I think it was @Tenderloin 's mate on Instagram using KABRIC.

Pretty confident you'll need self leveling compound first before you apply it. Unless it's already pretty good.

  • We have corian which we got from Gemini Worktops
We went for plain white. Roughly 3.9m2 worktop (which included a downturn), 1.2 m2 splashback and 0.4m2 upstand. It was just under £2.4k this January, which included templating, cutouts for hob, sink and tap, and a flush joint at the downturn.

Plain white it really nice and doesn't show any water marks, however it does pick up stains from curry etc quite easily. That said they polish out no problem at all.
