  • The place listed on upper Walthamstow road recently for 1.4 and went for a little north of 1.6 (45 viewings and 14 offers 🤯 in one weekend)

  • Another few hours spent on the Ivy.

    Garages 3 and 4 still have a turf and ivy roof, but I’ve cut a fire-break (root-break?) along the parapet which should hopefully lead to it all dying, at which point I’ll clear it.

    That turf. Maybe it's structural?

  • You can cut the turf into squares with a wood saw, the density of the fine roots make such a square very cohesive, even though the soil is very fine- literally the result of leaves breaking down over time. That the roof is turfing itself is, in some ways, quite interesting. And in other ways, wry annoying of course.

  • If you don't get any I can give you mine, she's a family friend and smashed my sale through. Although it was simple.

  • The house we offered 40k under has now had a price drop by 20k, although we're yet to hear a response to the offer.

  • I would deduce that if they have dropped the price by £20k your offer hasn't been accepted. Presumably the drop is to see if they can stimulate any further interest.

    Depending on mortgage length and interest rates I would think the extra £20k equates to about £100 per month in mortgage repayments. If you can spring to that, maybe worth offering the revised asking price to get it off the market?

  • I think you're right about the offer but we'll see what they come back with. I'm tempted to let them struggle for a bit longer and if no offer then they'll crack and come back to us. If we don't get it fine, because it'll be a lot of work anyway. I'm seeing another house this weekend that would need absolutely nothing doing to it and although being opposite a small park isn't in such a good location.

  • Did you offer via an agent? Worth a call to chase/re-iterate it's still on the table if so?

  • Got recommendations for a really fast and efficient lawyer with matching fees (2k-2.2k) in central (always available, super keen and friendly, everything can be done digitally, lots of people I know have appointed him and are equally chuffed) and a good one with normal rates (1.2k in east). Let me know via PM if you want their details. FWIW I don’t get paid for referrals and our surveyor seems to be a forum favourite now 😉

  • Chased today, got the standard response for proof of mortgage agreement etc. Still waiting on a proper reply. We're looking a bit further West now, basically following the jobs.
