Thanks. It is the same place we used to live so we know the score on service charge. It is run by a residents RTM company, so not just a landlord appointing a management company and ripping everyone off. However, the rtm did appoint Mainstay, and they are useless, so we need to get someone else running the place. It used to be a one man band surveyor called Keith Perry running it, but unfortunately he retired.

Good you have it all nailed down.
I think the defining moment for me, when I realised leasehold wasn't for me,Was when I was out the front of the block with a screwdriver and pliars, removing the 50th for sale or to let estate agent sign from the fence. They weren't allowed under the lease and the managing agent used to charge 150 quid plus vat to remove them.
I was there with my screwdriver removing the sign, and suddenly thought to myself, what the fucking hell am I doing this for ?
The next week I put the flat up for sale. Communal living isn't for me, but if you get good neighbours, a strong management committee and the managing agents don't rob you, too badly , it can be a nice convenient low hassle solution.

Anyone in here used a company called Proportunity to boost how much you can borrow? The search brought up zero results.

That's a brick BBQ not a pizza oven surely?
Also I dont understand grids of spotlights in bedrooms. Who needs that much light? -
• #52782
We know a lot of the neighbours and the.directors of the rtm, and we also know the porters who are amazing, so it is all good.

Bedrooms are multi-use spaces. For example my daughters get to do homework in there. You probably want some task (eg bedside light for reading) and accent lighting too though.

Never used them but it looks like a shared appreciation mortgage - the term may be familiar from a series of scandals in the 90s /00s.
Clearly if property prices keep rising it ends up being hugely expensive and can effectively stop you moving up the ladder as the equity you build is turned over to the lender.
-

It looks pretty expensive. You'd need to be fairly desperate for a property out of your budget and have some form of exit route planned to make it an option I'd say.

This ended up going for 1.5mil to in e17
Madness. Spent a fortune on the rear but kept the stick on faux leading on the top of the horrible front pvc windows

We have left it later in life to get a mortgage. I am 45, partner is 43. Spent twenties travelling, and more recent years my partner took a few years off to raise kids, is back working now. We don't have an expensive lifestyle so can afford to pay more on repayments than a bank would loan out. As callous as it sounds both parents are elderly and there'll be some money coming to us in later years, so that's the exit route if we can't overpay it earlier. Looking at other options but to get a bigger place in a nicer spot this looks like the only one for now.

I've not heard of the term shared appreciation mortgage before but will look it up, thanks for the tip.

I think the market in east London is slowing down a bit. There are 3 or 4 places on the market in the Woodgrange estate that would have sold in minutes last year.
It feels like that this side of East London (E10) too. Over Xmas it was white hot but now I get the impression that people are holding fire to see how the cost of living crisis lands.

I've noticed less property coming onto the market as well, I assume people afraid to move for the same reasons. Swings and roundabouts?
-

I drive a dacia worth about ten quid
Don't worry that itch to get a nice Range Rover on the drive will come.
It is a crazy price for that house but I'm not surprised it's up for that tbh, I'm the other side of the flats at the top of Odessa Road and all the the houses round here are pretty pokey. Seems to be the trend that as soon as people have a kid the desire for the big house dream becomes uncontrollable. North of Romford Road there's not that much stock apart from where you are and Capel road area. If you mention south of Romford road people just look at you like you've farted in their mouth.

This is always the bit that stymies "bargain hunters" in the property market. When it feels like the market is soft or prices are actually falling, sellers that have the ability to wait it out will do so. People feel like they have the right to sell their house for at least purchase price + stamp duty paid - anything less is an insult.

The house I have just sold was round the corner from you (Chichester road). I actually loved the house, the road and the neighbours and it was big enough but the garden was the kicker for me. It was very small.

Did all the fixie pricks move to E postcodes in late 00’s because they struggled on their clown bike up hills?
Can’t see the attraction to the place TBH. -
• #52796
What a lovely sympathetic extension that is :p
-
• #52797
They're a bit bigger the other side of Cann Hall road tbf but yeah most seem to extended fully out to the garden to eat up any garden you might have had.

apparently out West it's grinding to a halt too, buying as well as selling.

Looking to get our single glazed sash windows either refurbished or replaced. Any suggestions for for companies to carry this out? SE based.
How could I even tangentially claim to live in Wanstead if I'm hopping on the peasant wagon at Manor Park?
Tbf I think the neighbours are annoyed I've moved here. I drive a dacia worth about ten quid and everyone else has volvos and teslas
My next door neighbour expressed surprise I cycle to work when I go in. He said he gets a cab into the city when he has to go in, all the way. He probably thinks I'm an uber driver actually based on my car.
