I’d need to redo every room in the house and the garden. Pizza oven could stay.

33 mins seems a bit strong. I walked to the tube the other day and it was 25 mins. Also cycling to nursery in e11 for the drop off and collect takes 8 mins.

Apparently they are going to open a little waitrose 4 mins walk from my house.

I think the walk to the tube is fine (and pleasant enough). Just that if the house is 33mins from Gail’s Bakery then can it really be Wanstead dahling?!

Or 20 mins to Manor Park if you don't mind mixing with the common folk.
