  • So, the house we want has gone straight to best and final bids. I've limited experience here and could do with some advice.

    I've done the obvious stuff (checked local sold prices etc), but there's nothing totally comparable nearby and coming up with a figure is hard. I'm worried about overbidding and the mortgage people saying they don't agree on the value. Any tips greatly appreciated

  • What is not comparable?

    Floor space and number of bedrooms would be a good starting point

  • Theres no rule of thumb here, just bid the best you can that you feel the property is worth. Just make sure you can afford it considering all the other costs.
