    For the last few days everyone has said they are ready to exchange. Everyone knew I was selling my house first moving out for 3 weeks then buying the new place. Absolutely everyone knew thr deadlines I could not have been clearer.

    The morning of Friday 11th arrives. Everyone has confirmed they are ready to exchange. I have an empty house and all my stuff apart from 3 mattresses are in storage. At 10am my agent calls the last agent who confirms the top of the chain is ready, there was a small issue with a septic tank how've they've agreed a 10k retention and everyone is happy.

    Between 10am and about 3 the last solicitor doesn't answer her phone and won't release the contract for exchange. At 4pm they eventually say that no they won't be exchanging today as they want specialist reports on the septic tank and they might need to renegotiate the retention

    At this point I have been sat outside a cattery in Essex for quite a few hours waiting for the call to check our cat in.

    My buyer has gone bananas. As have I

    The starting point at this stage, assuming I don't actually fuck it all off next week, is I want 5k off at a minimum. The estate agent selling me my house has now shit himself and is running around like I've never seen.

    I suspect it'll all fall through at this point and in a strange way I don't think I actually care.

    In my limited experience of buying and selling, I feel like this is generally the sentiment moments before everything goes through. I’ve yet to hear of an easy, straightforward experience.

  • How do I find the full lease and any deeds of variation for a leasehold property? I am searching on the land registry and I can only find the title register.

  • Cheers all. To say I am a bit miffed is an understatement. See what next week brings but I'm not hopeful this will have a happy ending.

  • We are just about to put an offer in on a place we viewed yesterday and really like. It’s a big move out of London and we have a smallish window to try and do it before school starts in September, so hearing horror stories like the above is giving me the fear.

    Anyway, need to decide on a figure to offer today and really struggling. Everything is a bidding war and I know if we offer just a bit above asking we probably won’t even make the shortlist. I hate this whole process and we haven’t even got to the stressful part yet

  • There’s no issue with a school place, that’s all sorted. It’s navigating this insane housing market that’s causing the stress

  • We've listed our place with a local agent, got new pics, lowered the price slightly and weve put an offer down on a perfect house under the provision we get an offer on ours within a couple of weeks. I'm certain they won't accept our offer but the place is too good not to try.

  • So, the house we want has gone straight to best and final bids. I've limited experience here and could do with some advice.

    I've done the obvious stuff (checked local sold prices etc), but there's nothing totally comparable nearby and coming up with a figure is hard. I'm worried about overbidding and the mortgage people saying they don't agree on the value. Any tips greatly appreciated
