  • Apologies, I thought you were suggesting the exchanger unit being placed internally.

    Agreed, if freeholder is open to it, HP would be a possibility. Espesh if running ufh off of it.

  • Either or though, you can place the exchanger indoors (they're well suited to being installed in outside corners if you've got one?) and duct it out...

  • Can anyone recommend any contractors to quote on a tender pack I’m getting put together by our Architect? It’s a single storey wraparound extension in south east London. Our architect has a couple of contractors in mind already but could do with a few more. If anyone has had something similar done to a decent standard in the not too distant past let me know!

  • I think it was some pretty poorly timed, worded and naive comms which didn’t help along with them having the stresses of running a small business. We had a video call and agreed to get things started in September.
    This is preferable for us (vs the alternatives) even though it means we’re unlikely to be in for Xmas/NY. But seems like a good excuse for a holiday somewhere warm.

    A mate was looking for recommendations. They're after something decent which they can also camp in for 3-7day stretches during various bits of house work over the spring and summer.

    Any do's/don'ts, shudda done this, didn't need that, etc? I said air con based on the intended location. It might be a music room, so I also said speak to the company about sound proofing from the off.

    Also they were looking at their company paying for it. I remember someone saying that it's a depreciating asset so you could probably buy it for not too much money prior to a house sale. Any idea what that timeline is? It's not a forever house.

  • I am not a tax accountant but if the company buys it and then they live in it for a while then that is a benefit in kind and taxable.

  • I mean. I think live in it is a bit of a stretch. It's more so they don't have to move out while their place is being rewired or while the plaster is drying in the bedrooms, etc.

    They're not having it plumbed in. Just electricity.

    It'll be an office 99.9% of the time.

  • Stop it. Let's be honest, it wouldn't cross the average person's mind to declare such things.

    And you'd make more money by being smart(er) with your pension.

    This could turn out to be a lot of hassle for not much return.

    You're limited in terms of how much of the asset you can claim tax relief for (you can't claim it for most of the construction) and any personal use (e.g. music room) will trigger a benefit in kind and extra tax.

    In terms of depreciation, really depends on the quality of the structure. A glorified shed you could probably argue 5 years, a proper brick structure maybe 50 years and obviously a scale in between. Buying it on the cheap could also give tax charges.

  • Well, no-one will know other than HMRC when you declare it on your tax return.
