had you considered purpose built / ex council houses in the east ? i know nothing about the buying scene there, but aren't there any good refurbishment places to find ?

purpose built / ex council houses in the east ?
Would have done - but never saw anything come on that met our needs.

You would need deep pockets to sort that out!

Fully over old houses and a hundred years of shitty work. "Character" is total bullshit, I should not be able to see the inside of the roof from here.

Over the last couple of winters, and more so this year, we've had a few damp patches appearing in various upstairs rooms. From chatting with a couple of specialists, it seems that our type of copper roof was likely laid over what is essentially chipboard. Now that is 60+ years old that will have completely degraded. Have taken our heads out of the denial sand and have someone coming round to look at it on Friday.
I've been up and there don't seem to be any obvious faults. But anticipating that this is going to be a ruinously expensive outcome. God knows if it can be repaired/replaced using the existing copper. Certainly can't afford to replace with new. Possibly replace with zinc or something instead and sell the copper to help fund it. Not looking forward to this. -

Must feel good to get that off.

Strike is being shite so we're going with a local EA. Going to see a few more places on Saturday, even if they probably won't accept an offer at least we can check out the areas.

It's a great location to be fair - we have a friend who lives there and I'm quite envious of the location.
I'm guessing your search for four-bed places in East London didn't extend to East Ham or Manor Park? There's a lot round here, most of it is quite ordinary and has the maximum space carved out of a smallish terrace, but there are some nice places near the parks. The area isn't that bad and there are great Indian restaurants and hipster coffee shops.

This would be good with a lick of paint. Well-situated for the Flats and the hipster cafes.

You'd have to get @stevo_com in to look at the garden.

Ah - who are your mates who live there? We've lived there for 6 years previous so know a lot of people.
We didn't look as far south as East Ham / Manor Park. Looked at 30 or so houses in a corridor from Forest Gate, Aldersbrook, Leytonstone, Wanstead, Highams Park, Woodford Green.
