But the bank aren't happy to lend at a higher ltv, otherwise he wouldn't be looking for a new lender. IE he needs 90k to make up the shortfall.
-
• #51703
If you're buying a £900k property though you probably have a hefty deposit so it's more of a matter of adjusting LTVs than finding extra money.
-
• #51704
That much is clear - I was talking about the hypothetical, apologies.
-
• #51705
When it happened to us, we could have covered the shortfall but the higher LTV meant a higher interest rate so we got it revalued.

This is a disaster but GCC will do fuck all as I can imagine the backhanders on this project are wild.
Only thing people could do is not buy them but we know that wont happen.

Should have just just done what every building developer company does, and demolish /smash/destroy over the weekend, so that no one in a position to stop them, can. And then the damage it done, so its all OK.
Apart from when the council makes them rebuild like what was there before. Doesn't happen enough but it does.

I have to say I wonder whether this would be a running joke if instead of “Plantation shutters” these were “Auschwitz blinds”, or similar.
I’d also observe that black people don’t hold weddings in old concentration camps, whereas white people seem keen to do so in old plantation mansions, which lack of perspective feels somewhat similar.

Quotes for doors received- electric, up and over sectional door is cheaper than the manual, side hinged carriage door, which I find surprising.

Can you share some more info? I need to sort mine out at some stage.

Fire me over an email address and I'll share the quotes/specs.

Yes, I'm sure you are correct. Just seems peculiar that a much simpler door (no overhead frame, no electronic operator, no radio signalling bippers/receivers etc) is more expensive.
I'd be better off getting two of the sectional, bipper activated doors - but the right hand garage is going to be a workshop, and I anticipate being in and out of it frequently, so a conventionally opening door has a strong appeal.

Up and over is made of this stuff:
And whilst it's four big panels it looks like this:

And the side hinged would be like this:

I have a large up and over sectional which replaced a sprung manual door. Wouldn’t ever go back. Locking mechanisms of the sprung door are well shit and security is dodgy at best.

Security is the big thing here - watching through the kitchen window as a pair of thieves snap the padlock open, hoist the garage door and fuck off with a bike just before last Christmas has made me reconsider my priorities somewhat.
The sectional/up and over won't have anything to attack, on the outside, and it'll be reinforced at the bottom to mitigate against ramming attacks (scooters are the favourite tool here apparently).

Yep, was cheaper for us to get a electric sectional roller than a manual. It’s great, 5m wide and no issues at all.

Wondering how much I would hate commuting 2 days a week from here…

• #51722
Can I ask where you got it from? I have family in the market for one and are struggling to find recommendations, they are near you I think (just north of Exeter)

Biiig commute that.

Yep, that is very much near me.
We used these guys
https://www.garagedoors.uk.com/showrooms/exeter-garage-doors/
Had no complaints at all, turned up when they said they would and did the job to a good standard, our install was trickier than most as we are in an old building so walls aren’t straight. They also fitted a normal sized door on the back of the garage for free to sweeten the deal.
We did notice a dent in one of the panels afterwards, contacted them and they came back and replaced the slat and as an apology gave me another slat for free in case I damage one in the future.

3hrs each way 😑
If you are buying at what you thought was 80% LTV and the valuation is down 10%, as long as the bank is happy to fund at 88.8% LTV you don't need any more equity.
