• Looking at their offer, it doesn't look like the heavy construction side of things is integrated in the practice. They might be have a good relationship with builders for the heavier stuff, but my guess is this is put under strain with supply issues and recent material costs increases.

  • There will be a builder (builders) they recommend and regularly work with. Architect won't have in-house heavy construction capability.

  • yes, but a design & build might have. They are something in between architects with a joinery/cnc workshop.
    These days any small scale builder will announce delays and it is very easy for them to focus on a bigger account that carries some weight and many sites, can help them re-shuffle teams between jobs, etc.

  • They literally do, they did out place and not only do they have their own in-house builders the architects are makers too, which may be part of the problem - an inability to delegate/trust others.
